No. We are a design firm. We work in coordination with engineers & licensed consultants. We work to achieve the goals of city standards & building permit requirements. We work as the agent of the client to solve their drawing needs.
We create projects for residential & commercial sectors. 1 room bed remodels, room additions, custom homes & tracts, to tenant improvements, tilt-ups & metal buildings.
We start all of the projects with design. After the layout is agreed on, the design of the exterior begins. After the design phase layout is approved the project can be relapsed to the engineers. The engineering can take 4 to 8 weeks of coordination. Once complete, the plans are released for submittal to the city. The permitting time can vary per location.

A 1 bedroom addition could take a couple of days. A 1 bedroom home could take a week. A 1 bedroom condo complex could take 1 month.
The cost could vary. Paint is 4 nice upgrades, & this is affordable. New design elements & furniture can be a costly improvement.
Yes, after discussions we typically include 2-3 major revisions.
Consultations typically are complimentary. Distance & type of consultation could add a cost.
